Buyers Beware

The idea of buying a home can be exciting, but there are times when it's simply a bad idea. Here are four reasons when you may want to rethink the purchase.

1.  Will the home purchase max out your budget? You should probably not buy a house when you are stretched to the maximum of your budget. Properties take money to maintain, so if one bad thing happens to your property, this could destroy your entire life and not the best idea for you.

2.  Major foundation issues on a property - Steer clear! Unless the price has been dramatically reduced or the seller is offering a huge credit to offset the repairs, do not put an offer on that home. I also don’t encourage this type of purchase for first-time buyers as this property can turn into a huge project that you may not be prepared for.

3.  Busy streets or major roads. These types of homes typically sell for less than homes on interior lots, tucked away from major streets. If you choose to buy a home on a major street, make sure you get a killer deal.

4.  If you plan to move in a year or two, you may want to rethink buying. You have to think of buying a home as a five to seven year investment, or even longer if you want to keep it  in your rental portfolio. Possibly investing in other types of avenues would be less riskier in this case.
